We listen to your wants and your needs!

First And Foremost – You need to be pre-approved by a lender. We can suggest some lenders to you if you want. This step is necessary to help determine your price range, and to see if there might be any programs that may benefit you, and a lender can guide you on how to clear up any issues that may come up on your credit report.

Determining Comfort Zone – Now that you have an idea of your price range, lets figure out based on a mortgage payment with taxes and insurance, and your style of living, whether you are fine with the price range or if you want to look below your price range.

Time To Search – Now we zero in on location(s), type of property, style and as many specifics as you can come up with, like number of bedrooms, bathrooms, garages, need a basement, small or large lot, outbuildings, etc. Other items to consider are schools, shopping, hospitals, prefer city water and sewer or are fine with well and septic.

Places To Search – Best recommended websites to search are Realtor.com and Zillow.com, as Realtor.com has all of the current and up-to-date information on their site, but numerous buyers feel that Zillow.com is more user friendly. Along with you searching properties, we search as well and then you suggest properties you would like to view and we may suggest other properties that you may want to view, but the decision is yours.

Property Searches – Time to start viewing to find that special place. Sometimes you find your home after viewing a few homes and other times you may need to view numerous homes. When you find a property that you really feel would work for you, we view it in detail, like checking wall space for your furnishings, if electrical sockets are where you need them, closet space and storage, etc.

Contract Time – We will discuss all of the terms and conditions within the contract, especially offer price, discussing the various types of inspections, home warranty, closing and occupancy dates, and downpayment. Negotiations will transpire with seller to determine a contract acceptable to both buyer and seller.

Inspections – We highly recommend a general inspection and will go over all of the other types of inspections so you can determine if there are any additional ones you would want completed.

Loan Processing – Lender will keep you advised as to how your loan is moving along. In addition, we also follow the loan and help solve any issues that may arise during this process to make sure there is a timely closing.

Title Transfer And Possession – Just before transfer you will complete a walk-through of the property to make sure it is in the same condition as it was at time your offer was made. Your final paperwork will be signed and we will help clarify any items you do not understand. Once transfer of title occurs, depending on occupancy date, you now take possession and we follow up to make sure you are completely satisfied and help handle any move-in isuses. Also, you are welcome to contact us for advice or any issues that arise even years after your purchase.

Seller Representation

Let’s maximize that selling price!

First We Need To Meet – This way some of your stress can be alleviated. After a walk-through of your property, we will recommend what items you may want to tend to prior to placing your property on the market, as well as recommendations on items that may not need to be addressed. Also, we will discuss whether or not staging would be recommended.

Price Determination – A detailed list of comparable solds and comparable listings will be provided and discussed, along with providing a suggested listing price and an estimated sales price. An estimated net proceeds statement will also be provided along with discussion of the title company charges.

Marketing Plan – Seller will receive in writing, the details of the walk-through and pricing information, as well as information regarding:

Home Warranties;
Length of Listing Period – negotiable, but usually 3-6 months;
Quality photography;
Advertising and website exposure;
Open houses – usually every 2-3 weeks;
Commissions – negotiable; and
Weekly updates on status during the listing period and through contract processing.

Buyer’s Offer – Whether there is one offer or multiple offers, there will be a detailed discussion of the contract or contracts so Seller completely understands the various inspections Buyer is requesting, closing dates, financing, warranties, offer price, contingencies, etc. Seller is continually advised as to how the contract processing is moving along with the lender and/or title company, and any issues dealt with immediately, so there is an on-time title transfer and move. Even after title transfer, there is plenty of follow-up to ensure that both Seller and Buyer are very satisfied and happy, and any after issues taken care of.

About Donna M. Parish, Broker/Agent

I have been licensed as a Broker/Agent for over 30 years and have an accounting degree from Cleveland State University. Previous to 8 years ago, Realty One, which was acquired by Howard Hanna, was holding my license as an associate broker, when I decided to open my own company where my services would be of more benefit to both buyers and sellers and their specific needs.

For 12 years previous to 2014, on a part-time basis, I also handled processing the acquisitions through title transfer for all property acquired by Cleveland Metroparks, dealing with lot splits, environmental Phase I and IIs, leases, easements, deeds, funding, etc., and working with various Attorneys and title companies during that time.

Additionally, for the past 3 years, with the use of an outside consultant, I have been involved with the purchase and sale of commercial real estate besides the residential and investment buyers and sellers.
